Should I keep on holding the listing or let it go?

The market is tough right now listings take a long time to sell if they do and many real estate agents are asking themselves, “if it doesn’t sell should I keep trying or let it go”?

Some people say no, move on if they are not realistic, others say keep trying.

The answer as alway is… It depends.

In 2008 I had a listing in the suburb of Ponsonby in Auckland, it was a unique house the owners were very determined about the price that they wanted and despite the ongoing communication, feedback and offers, they were not willing to budge. After more then six months on the market I got a call from a buyer who saw the house, was happy to pay what the owners wanted and the house got sold.  

The reasons I like to share this story are:

Sometimes it takes a while to find the right buyer who will pay the right price.

If the owners are happy to stay on the market then why not?

If the listing does not take too much of our time then why not?

In 2010 I had a listing in the suburb of Glen Eden in Auckland. It was an “ordinary” house. We took it to Auction and it did not sell. The owners were not willing to meet the market, they were also not very happy with the way that I worked. I tried hard but it just wasn’t working. They were difficult, I was unhappy and after three months I was happy to let it go.

The reasons I like to share this story are:

If the owners are not happy with you, why keep it on?

If you are not happy with the owners why continue to work with them?

In other words If it does not hurt you to keep the property then keep on working with it, if it doesn't.

It is a hard market now. We have to adjust some listings will sell relatively quickly while others won’t. Make sure you work with those who want to work with you.
